House Rules
The house is located in a private community. Plan Your Arrival Time: This can help you avoid long lines, which are more likely during peak hours, weekends, or holidays. You must provide a copy of your driver's license, ID, or government-issued identification for the Welcome Center check-in. Additionally, please provide the full name of every guest staying in our home at least 3 days in advance; otherwise, a $75 late registration fee will apply. - NO GLITTER OR CONFETTI, or any type of canned, plastic string (silly string) is allowed anywhere inside the house or on the property. There will be an automatic minimum charge of $200 for any necessary clean-up. Additional costs may apply if damage/clean-up is extensive or irreparable. - Guests must sign the Short-Term-Lease and Guest's Forms at least three days before check-in time. For security and comfort, only registered guests and approved visitors are permitted on the property. Please make sure that anyone staying overnight is included in your Airbnb reservation. Visitors are allowed between 10:00 AM and 10:00 PM only and must be approved and registered in advance. Each visitor is subject to a $ 60-per-day fee, regardless of whether they stay for a few hours or the full day. The maximum occupancy on the property is six individuals total, including yourself, family, friends, registered guests, and visitors. No exceptions. - QUIET TIME: No loud noises and Music in the Hot Tub or Deck Areas from 10:00 PM to 7:00 AM. The outdoor fireplace will be shut down starting April 1, 2026. Burn Ban in our community. Pets must have proof of vaccinations (rabies and distemper) before check-in time. They must be on a leash while outdoors; no pets may be left alone at home. - Jacuzzi/Hot Tub: • Please do not use body lotions, creams, perfumes, jewelry, or oils before entering the hot tub to prevent a change in the water parameters. • Keep glasses/glass bottles, jewelry, and food, including any personal belongings and cellphones, out of the Hot Tub to prevent water damage. We are not responsible for any loss or damage to them. • Do not use alcohol, drugs, narcotics, or medications. • Enter and exit the hot tub slowly from the indicated area. • No Jumping or diving. • Every person must consult a doctor before use. • Pregnant women should consult a doctor before use. • An adult must always supervise children. • Check the temperature before entering the Hot Tub. Do not increase the temperature to over 104°F or more—Risk of Death. • If you have sensitive skin, please avoid entering the Hot Tub. We're not responsible for the skin rash produced by the Hot Tub water treatment. • Limit your soak to 10-15 minutes and cool off before re-entry. • Anyone with heart disease, diabetes, high or low blood pressure, or severe illness should consult a doctor before entering the Hot Tub. • Please replace the Hot Tub cover after each use • Please turn off Pumps 1 & 2 after use. • Please do not use bathroom towels (whites) in the hot tub. Yellow towels are specifically designated for use in the hot tub. - During wintertime, fold/close the pergola shade cover to avoid any damage from the weight of snow or leaves. For water quality and safety, the hot tub is periodically treated with a chlorine-based product. The tub is safe to use. However, some fabrics may be sensitive to chlorine—please avoid submerging towels or delicate clothes or swimwear. We are not responsible for any loss or damage to them - Furniture and Electronic Devices • Unplugging and moving any electronic device or furniture in the house is forbidden without the host's permission. (Penalty fee $500.-) • Speed limit within the community is 25mph. Please avoid costly tickets. • Passbacks are not permitted. Each vehicle must have its own valid pass at all times. • Early or late Checkout is available upon request, depending on availability ($60 - 2-hour window). - Outside BBQ: Shut off propane gas tanks after use, and do not leave any food inside the grill. Clean after use, please. In case of a fire, you can use the fire extinguisher located in the kitchen. - Seasonal Swimming Pools: (From June 1 to August 25) Please bring towels for the beach and the swimming pools in the summer if you plan to visit. Smoking Policy: Smoking is strictly prohibited inside the house and within 10 feet of any window or door. Tenants who violate this policy will be charged a $1,000 penalty fee. Smoking is permitted only in designated outdoor areas, including decks and patios. We kindly request that all guests adhere to this policy to maintain a clean and healthy environment. Thank you for being so cooperative. - Indoor Fireplace: Our indoor fireplace is a wood pellet stove. We recommend buying pellets at any local store. This machine should be cleaned and disposed of at checkout or in the garbage can outside the house. - Lost & Found: We are not responsible for any loss or damage to your property. If we find an item you've left behind, we'll let you know and return it to you as soon as possible. A $25 fee for this service is payable through the Airbnb Resolution Center. - Number of Guests: Please be honest about the number of guests staying with you. There will be a $100 per guest/night charge for each additional guest not included in the reservation, which applies to groups exceeding six people on the entire property, including children over two years old. - Fireworks: You and your guests CANNOT USE FIREWORKS in or around the house. Fireworks are not allowed in the community ($5000 fine).
